MARANT was selected as construction manager for CIBC Mellon’s head office relocation to create a new showcase facility to service the needs of its diverse clientele. The fresh layout fosters efficiencies and collaboration between divisions while maintaining its institutional heritage instilling confidence while maintaining quality and longevity. Offices were built on the core of each floor, while exposed concrete ceilings and direct/indirect lighting ensures optimal conditions and exposure to natural light for all staff. The facilities incorporated newly adopted standards using open concept areas balanced with quiet zones, telephone rooms, coaching/meeting rooms, boardrooms, storage space, a UPS room, and a conferencing floor.

Constructed in a raised floor environment, the pre-construction phase included: multi-phased scheduling, cost estimating & tendering, constructability analysis, construction phasing program for sub-trades, and document reviews during preliminary and detailed design stages in collaboration with the architect and PM. Built within an aggressive schedule, all corporate objectives, related to design intent matched strict budget parameters that achieved to the complete satisfaction of the client. The design and construction incorporated the landlord’s guidelines and best practices for sustainability with respect to energy consumption, locally-sourced, healthy materials selection, and prioritizing waste diversion.
