The client selected this midtown building to consolidate its two Toronto offices onto one efficient floor in order to better service and be in closer proximity to its client base. Seeking to move away from more traditional office layouts, the project – left behind by a creative, advertising agency – benefited from existing leaseholds such as exposed ceilings and duct work, polished concrete floors, renovated base building washrooms, as well as existing kitchen and LAN room infrastructure which were repurposed.

All of these features helped keep the client’s budget in check and allowed them to spend more on “wow factor” items such as wood drop ceiling panels, glazing on all office and meeting/boardroom fronts to increase natural light into the core of the suite, as well as some some high-end artwork. The fit up created a space that honours the client-servicing and confidential nature of financial services with its perimeter offices, while incorporating fresh, contemporary elements throughout the amenity and open office areas.
