DLA Piper LLP is globally recognized law firm with strong strategic approaches and the ability to navigate complex legal environments. The firm advises across a broad spectrum of industries, including technology, financial services, capital markets, life sciences, real estate, and construction. 


MARANT Construction was selected as the Construction Manager for DLA Piper LLP’s new office in Toronto’s Bay Adelaide Centre after the firm relocated from First Canadian Place.

Working alongside Gensler, MARANT Construction coordinated the installation of a welcoming reception and elevator lobby, open workstations, naturally well-lit meeting rooms, contemporary support staff areas, and legal offices for both senior and junior partners. Notable features of the completed office space include an employee café with north-west facing views, a virtual IT-enabled hearing room, and a conference/event area featuring two intersecting moveable walls.

Over the last 15 years, DLA Piper LLP has consistently entrusted MARANT Construction, seeking our expertise for three iterations of their office space. Among the three iterations was this most recent renovation of their new office space in Bay Adelaide Centre.

Wood Worked

The rift white oak paneled walls, partitions, and curvatures along with tambor used for the kitchen cabinets to add texture alongside the tiled backsplash make this project’s millwork especially exceptional. The warmth of the oak throughout the office, combined with the detailing of the tambor in the kitchen, brings an overall natural modern atmosphere.

Statement Ceiling

Exiting the elevator lobby, the polished white ceiling greets you with an impressive magnitude. This white plastic perforated ceiling wrap required heating the floor to 90 degrees. Once heated, the wrap was stretched, moulded, and laid alongside the troughs for lighting, and then cooled to shrink into place.

Levelling Up

With a 3.5-inch elevation difference between the elevator lobby and a point of perimeter of the building, levelling became a technical challenge throughout the project. Using a digital floor levelling map, our team could plan around the low and high points of the flooring. This method especially helped when levelling various types of partitions and tiling.

Trial in Session

The office is equipped with a hearing room which required card-access entry security and close coordination with IT to ensure flawless functionality for seamless virtual hearings. The room was turned over on time in spotless condition to prepare for the specialized audiovisual equipment that needed to be installed in a debris-free zone.

My very first build-out experience was with MARANT. I was told by the COO at the time not to get used to this type of GC, and at the time, I didn’t believe him. Fast forward to eight build-outs and renovations later, and he was right. MARANT is my precedent when it comes to other General Contractors in the country, and there is no other General Contractor firm like them. They are a true Partner and always think of the client's best interests. It was a true pleasure working with this group.
